Marketing:Our extensive marketing will include any or all of the following marketing procedures in order to procure the best qualified tenants in the least amount of time.

1.) Pictures of your property will be posted on our website in a timely manner.

2.) Ads will be placed on various websites.

3.) Signs will be placed in the front yards of all properties( If agreed by owner)

4.) Rental flyers will be distributed all over the island.

Monthly Bookkeeping and Financial Statements:

1.) Rent will be collected on the same day of the month as lease commences.

2.) All bills associated with your property will be paid when due each month.

3.) A computerized monthly statement describing all activity for each month will be sent to you along with any monies owed after expenses.

4.) Owner draws can also be deposited directly into your bank account.

5.) A year end statement will be prepared and sent at the end of each calendar year. This statement will categorize all income and expenses throughout the previous year.

How Does it Work:

1.) The first month's rent is kept as commission for screening and finding a tenant.

2.) Each consecutive month's rent, 20% is given to the agent for maintenace, rental collection and upkeep of the property.

3.) If there are any renovations, upgrades or maintenance to the property this may be subject to a fee from the property manager to oversea that the issue has been satisfactorily dealt with.

What We Do:

1.) Obtain prospects and handle all showings and negotiations.

2.) Execute a rental or lease agreement with each tenant.

3.) Handle all repairs, with owner's consent, using experienced reliable contractors.

4.) Take care of collections, delinquencies and if necessary evictions.

5.) Send monthly statements of incomes and expenses.

6.) Inspect property upon vacancy and notify tenant of disposition of the security deposit.

7.) Pay expenses and send you a net check

Move-Out Inspections:

 

Once your tenant has vacated your property a detailed exit inspection will be performed. Condition of your property will be documented. Any damage by tenant will be noted and digital pictures will be taken. Initial pictures will be referenced in order to properly disburse your tenant's security deposit.
