The area consists of 1,600 to 3,175 square feet of office and administration spaces inclusive of male and female restrooms facilities. The exterior and common interior areas of the building has security cameras installed and recorded monitoring. The Landlord will be responsible for the maintenance of the general structure of the building, and all the existing plumbing and electrical fittings and fixtures. The Landlord will be responsible for the maintenance, general service and refueling of the backup generator, and upkeep and landscaping of the common areas. The Landlord will be responsible for any “basic” alterations or additions. The Tenant will be responsible for any additions such as rewiring of the electrical, telephone, cable, data and security points, and any other renovations required to retrofit the Tenant’s business operational requirements. The price depends on the amount of sq ft taken at $5 EC per sq ft.
